Brisbane sits in NCC Climate Zone 2 — hot, humid summers and short, mild winters. The rating is cooling-dominated: shade the summer sun, control west-facing glass and design for cross-ventilation, while still letting a little low winter sun into living areas.
On tight urban blocks the challenge is that ideal orientation is often impossible — the good aspect faces a neighbour's wall or the street. That's where careful glazing selection, eaves and external shading do the heavy lifting, and where modelling the whole envelope beats guessing.
Renovating or raising a traditional Queenslander brings its own rules. These homes were built to breathe — elevated, single-skin, cross-ventilated — and heavy-handed sealing or insulation can fight that logic. Brisbane City Council runs the Brisbane City Plan 2014, and many inner suburbs carry a Traditional Building Character overlay that controls demolition and alterations to pre-1947 homes. The energy standard still has to be met — we tailor the NatHERS assessment and Form 15 to the work being approved, whether it's a new build, a raise-and-build-under or a commercial fit-out.
If the work is a substantial alteration or addition, the new and altered parts generally need to meet the current energy provisions. We assess what actually triggers a rating and find upgrades that lift performance without undermining the home's traditional character.
NatHERS covers Class 1 and some Class 2 residential dwellings via star ratings. Section J is the energy efficiency pathway for commercial and larger multi-residential buildings under NCC Volume One. Many Brisbane projects — mixed-use or townhouse developments — need one or the other, and we do both.
