Energy Assessments in Brisbane

NatHERS, Whole of Home, Section J and Form 15 energy assessments for Brisbane homes, character renovations and commercial projects across South East Queensland.

Energy assessments for Brisbane homes and buildings.

Brisbane is a city of contrasts for an energy assessor — protected pre-war Queenslanders in the inner suburbs, dense new townhouses and apartments, and knock-down-rebuilds on tight lots. Each needs a different approach to reach 7 stars.

We provide NatHERS accredited residential assessments, Section J reports for commercial and multi-residential work, and Form 15 certificates for building approval right across Brisbane and the greater SEQ region.

Local knowledge for Brisbane

Climate Zone 2, subtropical. We understand the design trade-offs of Brisbane's classic Queenslanders, its contemporary infill and higher-density developments — and how to hit the numbers on blocks where perfect orientation just isn't available.

Subtropical Climate Zone 2 in the city

Brisbane sits in NCC Climate Zone 2 — hot, humid summers and short, mild winters. The rating is cooling-dominated: shade the summer sun, control west-facing glass and design for cross-ventilation, while still letting a little low winter sun into living areas.

On tight urban blocks the challenge is that ideal orientation is often impossible — the good aspect faces a neighbour's wall or the street. That's where careful glazing selection, eaves and external shading do the heavy lifting, and where modelling the whole envelope beats guessing.

Character Queenslanders and renovations

Renovating or raising a traditional Queenslander brings its own rules. These homes were built to breathe — elevated, single-skin, cross-ventilated — and heavy-handed sealing or insulation can fight that logic. We work out where insulation, subfloor treatment and glazing upgrades genuinely lift the rating, and how to meet the standard for the new work without wrecking the character the overlay is there to protect.

Brisbane City Council & character overlays

Brisbane City Council runs the Brisbane City Plan 2014, and many inner suburbs carry a Traditional Building Character overlay that controls demolition and alterations to pre-1947 homes. The energy standard still has to be met — we tailor the NatHERS assessment and Form 15 to the work being approved, whether it's a new build, a raise-and-build-under or a commercial fit-out.

Energy assessment FAQs — Brisbane

Do I need a NatHERS assessment to renovate a Brisbane Queenslander?

If the work is a substantial alteration or addition, the new and altered parts generally need to meet the current energy provisions. We assess what actually triggers a rating and find upgrades that lift performance without undermining the home's traditional character.

What's the difference between a NatHERS report and a Section J report in Brisbane?

NatHERS covers Class 1 and some Class 2 residential dwellings via star ratings. Section J is the energy efficiency pathway for commercial and larger multi-residential buildings under NCC Volume One. Many Brisbane projects — mixed-use or townhouse developments — need one or the other, and we do both.

My inner-Brisbane block faces the wrong way. Can I still get 7 stars?

Yes. Ideal north orientation helps but isn't essential. On constrained urban lots we reach 7 stars through glazing performance, external shading, insulation and ventilation — modelled as a whole rather than relying on aspect alone.

Do you provide Form 15 certificates for Brisbane approvals?

Yes. The Form 15 is the compliance certificate your private certifier needs for the energy component. We issue it alongside the NatHERS or Section J assessment so your Brisbane approval keeps moving.
